GSB (Gas Station Brokers) is a registered trade name and dba
of CWB (Car Wash Brokers, Inc.) and was founded by Roger A.
Pencek (MBA) who is the President and Broker for CWB, Inc. throughout
the USA.
He personally trains each Broker/Agent before they are eligible to list any
Business for Sale.
Our trained and qualified gas station and car wash agents have an extensive
background of personally owning businesses and direct gas station and car wash
exposure. Our specific talent is in evaluating each business to determine
if the business is in fact salable and if so a logical plan for it to be
marketed and ultimately sold. We primarily represent Sellers of gas
stations and car washes with values of $800K - $8M per location.
We are highly experienced in positioning multiple locations of “cluster
sales” to REITs (Real Estate Investment Trusts) and investment groups, whether
the sale is a solo location or positioned for group sale, we are the team to
trust.
OUR
MISSION AND PURPOSE
Our Mission
has remained the same since 1985. Providing the highest level of
professionalism and service to our Sellers and honor to our Buyers, to
ultimately commence a Close of Escrow for each listing.
1) Standard: Our standard 12 month
exclusive listing requires no retainer and the recommended
commission is 8% for the first $1M, 7% for the second million and 5% for every million
of the sales price per individual car wash.
2) Optional - Packaging: Upon authorization of
our 12 month Exclusive Listing Agreements, Seller shall pay a non refundable retainer
of $5,000 per location to cover costs to produce and assemble said
package. This $5K will be credited back to the seller through
escrow from our commission if the business is sold within 12 months from
listing. Our standard commission percentage fee as stated above will
apply. The package is designed to be a” fast track” for Buyers to review,
Lenders to go to specific “package” section and get complete and immediate
information to facilitate loans. Appraisers too will be expedited by
cutting their typical evaluation time in half (see PACKAGING in this Web Site
for more specific details).
3) Multiple Locations: For Sellers who
have 2 or more locations a discounted and negotiated commission fee will be mutually
determined.
INITIAL
EVALUATION
Our earned reputation in selling gas
stations and car washes is undisputed (see REFERENCES in
our Web Site). We encourage any Sellers contemplating to sell their
business to call several of their local Business Brokers and validate “their”
recommended commissions of 10%. After reviewing our fee arrangement, our
commissions are 1%-3% below our competition, who is “general business
brokers”. We are specialists respected in the gas station and car wash
industry and earn your business every step of the way.
Professionally, if after our complimentary initial evaluation, we are
not in mutual agreement of the “Market Value” of your gas station or car wash,
we’ll simply decline listing your business and urge you to hire that “general
business broker” to market your business for sale. CWB and GSB has, and will remain, the LEADER in the gas station
and car wash broker industry, by not listing every business- only the
ones that are saleable.
How
We Perform For Buyers:
Buyers are given all the honor and fair dealing that is afforded to complete
their inquire of any of our listed gas stations and car washes for sale. Upon
their request of any of our listings, a confidentiality form authorized, we
will provide them with a list of current lenders, insurance, equipment dealers
etc., to assist them in their investigation of each carwash listing (see REFERENCES in
our Web Site).
(Buyer-Broker
Agreement)
Often times buyers will alternatively, at their option, enter into a
Buyer Broker Exclusive Agreement with us (BBE). That
agreement hires us as their exclusive agent in finding a gas station or carwash
for them with specific geographic and financial terms. If we have that business
already in inventory to sell them, the goal is achieved immediately.
The BBE instrument provides us to
bring unsuspecting carwash owners” letters of intent” or” purchase agreements”
on behalf of our registered “buyer” for gas stations and carwashes that are not
actively on the market. Reciprocal confidentiality of both “Buyer”
and “Seller” is strictly preserved, as when the Seller typically hires us to
sell their business. Our commission fees for this BBE here are the same, as for
business owners that list their carwashes for sale. However, never do we
charge both buyer and seller double if we sell them a carwash already in
inventory.
